Overview
A Clear and Implementable Roadmap.
The Mason Mile Master Plan provides a design-forward framework for transforming Downtown Mason into a more walkable, active, and cohesive destination. Working with MADECDC (Mason Deerfield Chamber Community Development Corporation) and the City of Mason, Houseal Lavigne helped translate a shared community vision into a coordinated strategy for land use, redevelopment, mobility, placemaking, and public realm improvements. Supported by a companion zoning update, the plan provides a clear and implementable roadmap for strengthening Downtown identity, supporting new housing and businesses, and creating a more memorable experience along the Mason Mile.
Key Ideas
- Create a destination. Reposition the Mason Mile as a vibrant downtown experience with a stronger identity, active gathering spaces, and a mix of uses that support everyday life and special events.
- Integrate design and development. Establish a framework for reinvestment through detailed guidance for land use, building form, frontage, parking, and architecture.
- Prioritize walkability and the public realm. Enhance streets, sidewalks, crossings, trails, lighting, and public spaces to create a safer and more inviting environment.
- Activate placemaking. Use gateways, wayfinding, public art, events, and civic spaces to strengthen Downtown identity and community life.
- Target catalytic redevelopment. Focus growth and investment on key opportunity sites that support mixed-use development, housing, and long-term revitalization.
