A Clear Direction for a True Downtown.
The Morrisville Town Center Plan provides a framework for creating a true downtown in one of the fastest-growing communities in North Carolina’s Research Triangle. Working with Town officials, Houseal Lavigne helped define a vision for a walkable, mixed-use center organized around housing, retail, employment, civic spaces, and a central town green. By combining land use planning, urban design, redevelopment strategy, and immersive 3D visualization, the plan helped the community evaluate alternatives, build consensus, and establish a clear direction for its future civic core.
Key Ideas
- Create a true downtown. Establish a walkable mixed-use center that provides Morrisville with a recognizable civic and community focal point.
- Organize growth around public spaces. Position a town green, civic destinations, and open spaces as the heart of the district.
- Blend uses and housing choices. Integrate housing, retail, office, lodging, and community amenities to support an active and vibrant downtown.
- Support walkable urban form. Use structured parking and coordinated site design to reduce surface parking and create a more connected development pattern.
- Visualize the future. Apply immersive 3D modeling and scenario testing to help decision-makers compare alternatives and build consensus.
